A kitchen remodel in Los Angeles costs $25,000 to $150,000 or more in 2026. A cosmetic refresh runs $25,000 to $45,000. A mid-range remodel runs $60,000 to $100,000. A full gut renovation starts near $120,000. Cabinets, layout changes, and permits drive most of the gap.
This guide shows where that money goes. You will see costs by scope, by size, and by line item. You will also see what pushes prices up in LA, from old wiring to cabinet tariffs. What does a kitchen remodel cost in Los Angeles?
A kitchen remodel in Los Angeles costs between $25,000 and $150,000 or more in 2026. Scope sets the price. A cosmetic refresh keeps the layout. It swaps counters, cabinet fronts, and hardware, and it runs $25,000 to $45,000. A mid-range remodel adds new cabinets, counters, appliances, flooring, and lighting. It runs $60,000 to $100,000. A full gut renovation moves walls, plumbing, or gas lines. It starts near $120,000 and passes $150,000 with custom work. LA costs run above the national average. Labor, permit fees, and California’s energy code all add to the bill. Cabinets are the largest single line item. Permits add $800 to $2,500 when the job touches wiring or plumbing. Small kitchens can land below these ranges. Large kitchens and hillside homes can land above them. Treat every figure as a planning range, then ask for a written, itemized bid.
| Scope | What changes | Cost (2026) | Build time |
|---|---|---|---|
| Cosmetic refresh | Counters, cabinet refacing or paint, hardware, fixtures | $25,000–$45,000 | 4–6 weeks |
| Mid-range remodel | New cabinets, counters, appliances, flooring, lighting | $60,000–$100,000 | 8–14 weeks |
| Full gut renovation | Layout change, moved plumbing and wiring, premium finishes | $120,000–$150,000+ | 4–6 months with permits |
These ranges follow what LA remodelers publish for 2026. Published numbers differ by builder. Some quote mid-range work from about $35,000 to $45,000 on small kitchens. Others start higher. The scope behind the number matters more than the number.
How much does a kitchen remodel cost per square foot in Los Angeles?
One 2026 Los Angeles remodeler guide puts quality kitchen remodels at $250 to $450 per square foot. On a 150-square-foot kitchen, that means $37,500 to $67,500. Use this as a rough check only. Per-square-foot math misleads on small kitchens. A 90-square-foot galley still needs a full set of appliances, a sink, and a licensed electrician.
Size gives a better guide. Another published LA guide groups kitchens like this:
| Kitchen size | Typical LA cost (2026) |
|---|---|
| Small (under 120 sq ft) | $25,000–$50,000 |
| Medium (120–200 sq ft) | $45,000–$85,000 |
| Large (200+ sq ft) | $85,000–$150,000+ |
Where does the money go in a kitchen remodel?
Cabinets take the biggest share. Labor comes next, then appliances and counters. The ranges below come from published 2026 LA breakdowns. Your own bid will fall somewhere inside them.
| Line item | Typical LA range | What moves it |
|---|---|---|
| Cabinets | $10,000–$60,000 | Stock, semi-custom, or full custom |
| Countertops and backsplash | $3,000–$18,000 | Quartz, quartzite, or marble slab |
| Appliances | $5,000–$30,000 | Standard or panel-ready pro grade |
| Plumbing and electrical | $4,000–$15,000 | New circuits, moved sink or range |
| Flooring | $2,500–$12,000 | LVP, tile, or engineered oak |
| Labor (demo, framing, install) | $8,000–$25,000 | Scope and crew size |
How much do kitchen cabinets cost?
Cabinet tier is the biggest swing in your budget. One 2026 LA guide prices stock cabinets at $6,000 to $13,000. Semi-custom lines run $13,000 to $27,000. Full custom starts near $27,000 and passes $55,000. If you need to trim the budget, start here. Painted semi-custom shaker doors look close to custom at a lower price.
What drives kitchen remodel costs up in Los Angeles?
Five things push LA bids above the national average. Know them before you meet a contractor.
- Layout changes. Moving a sink, range, or gas line means opening floors and walls. It adds rough-in labor and permit review time.
- Older homes. Many kitchens in Silver Lake, Echo Park, Mid-City, and Highland Park date from the 1920s to the 1950s. Behind the walls you may find old panels, galvanized pipe, or rot. Budget a cushion for what you cannot see.
- Load-bearing walls. An open-concept plan often removes one. That needs an engineer’s review and an engineered beam before the city approves the permit.
- Labor demand. Rebuilding after the January 2025 fires and prep for the 2028 Olympics keep skilled trades busy. Economists tied higher labor costs in 2025 to that demand and to tight supply.
- Code requirements. California’s energy code, Title 24, sets rules for kitchen lighting. Permitted work must meet them. That can mean new fixtures and controls.
Do tariffs raise kitchen cabinet prices in 2026?
Yes, on imported cabinets. A 25% federal tariff on imported kitchen cabinets and vanities took effect on October 14, 2025. A planned jump to 50% was pushed back to January 1, 2027. Domestic cabinets do not carry the duty. Even so, demand for them can lift prices too.
Ask every bidder where the cabinets are made. Ask how long the quoted price holds. If you plan to order late in 2026, lock in a price in writing before the new year.
Do you need a permit for a kitchen remodel in Los Angeles?
You need a permit if the job touches electrical, plumbing, gas, or structure. Moving a sink, adding circuits, or taking out a wall all count. Swapping cabinets, counters, paint, and flooring in place does not. In the City of Los Angeles, the Department of Building and Safety (LADBS) issues permits. It bills each trade on its own. Kitchen permit fees often run $800 to $2,500, based on project value and trades.
LADBS covers the City of Los Angeles only. Santa Monica, Pasadena, Glendale, and Burbank run their own departments with their own fees. Hillside, coastal, and historic (HPOZ) homes should expect longer reviews. Use the LADBS permitting page to check your address.
How long does a kitchen remodel take in Los Angeles?
A cosmetic refresh takes four to six weeks on site. A mid-range remodel takes eight to 14 weeks from demolition to move-in. A full gut renovation takes four to six months with permits. Custom cabinets add lead time, often several weeks before work can even start. Plan where you will cook and wash dishes during the build.

Does a kitchen remodel pay off at resale?
Partly. The 2025 Cost vs. Value report found that minor kitchen remodels came closest to paying for themselves at resale. Nationally, the figure was about 113% of cost. Major upscale remodels recouped about 36%. The same report series has put the Pacific-region cost of a midrange major kitchen above $80,000. Resale value is only one reason to remodel. If you plan to stay for years, daily use counts for more than the sale price.
How can you lower your kitchen remodel cost?
- Keep the layout. Leaving plumbing and gas lines in place is the single biggest saver.
- Choose semi-custom cabinets. Save custom work for one feature, like an island.
- Reface instead of replace. If the cabinet boxes are sound, new doors cut cost fast.
- Pick standard sizes. Stock appliance and sink sizes avoid custom cuts.
- Decide before you build. Changes after demolition cost more. Finish every selection first.
- Bid the same scope. Give each contractor one written scope so the numbers compare.

How do you get a fair kitchen remodel bid?
Start with the license. California requires a CSLB license for jobs over $1,000. Our guide to verifying a CSLB license takes a few minutes. Next, get at least two itemized bids on the same scope. Each bid should split labor from materials, name brands and models, and say who pulls the permit.
Watch the deposit. California caps a home improvement down payment at $1,000 or 10% of the price, whichever is less. If you are still choosing who to ask, use our checklist for hiring a general contractor.
